A new masterplanning approach helped unlock this highly constrained former barracks site, securing local planning consent for 865 new homes following a lengthy planning history and previous dismissal at appeal.
DHA was appointed to rethink the development strategy, creating a new masterplan and architectural approach that responded to the site's considerable planning, environmental and technical constraints.
These included protected habitats and trees, aviation safeguarding requirements, flood risk, challenging topography and significant infrastructure requirements. The masterplan also needed to accommodate a new primary school alongside retail, commercial, community and sports facilities, while working within clearly defined development boundaries.
DHA developed a comprehensive masterplan that balanced these competing requirements with the need to create an attractive and coherent new neighbourhood. A revised approach to townscape and architecture helped establish a clear identity for the development while making effective use of the land available for residential development.
The resulting scheme secured planning consent at local level, bringing a long-running planning process to a successful conclusion and enabling the delivery of a new mixed-use community at Church Crookham.
