A successful appeal secured permission for the redevelopment of a former dairy site on both sides of Warren Road, close to Reigate town centre.
The design responds carefully to the site's transitional location between larger-scale commercial development and the established residential character of Warren Road. Taking cues from the neighbouring Georgian-style rendered terraces, DHA developed a strong townscape approach using a series of rendered ‘houses’ to create an appropriate scale and rhythm along the street, while accommodating apartments and commercial floorspace within the wider development.
Careful consideration was given to the height, massing and relationship with neighbouring properties, including the use of a parapet to discreetly incorporate third-storey accommodation.
Following refusal, DHA's design approach formed a key part of the subsequent appeal. The Inspector supported the design rationale, concluding that the proposals created a well-proportioned streetscape and a positive transition between the neighbouring commercial buildings and suburban residential context, while appropriately addressing amenity and local design guidance.
Planning permission was subsequently secured at appeal.
